Rules and Regulations
1. Maximum Occupancy Regulations are strictly enforced as follows: STUDIO – maximum occupancy of four(4) people; ONE-BEDROOM UNIT – maximum occupancy of four (4) people; ONE-BEDROOM DELUXE UNIT – maximum occupancy of six (6) people; TWO BEDROOM UNIT – maximum occupancy of six (6) people; and THREE-BEDROOM UNIT – maximum occupancy of eight (8) people.
2. No owner or guest shall take possession of his/her unit earlier than 4:00pm on Sunday without the express permission of the Resort Office. Entry for any reason without permission will result in a $100.00 assessment to the owner’s account.
3. Each owner/guest shall vacate his/her unit no later than 10:00am on the Sunday on which his/her period terminates. Failure to do so will result in a $25.00 per hour fine.
4. No owner shall have or hold a key to any unit except their own during their period of ownership. Failure to comply will result in a $50.00 assessment.
5. No animals are allowed in any of the units, with the exception of registered service animals with proper documentation. Failure to comply will result in a $200.00 assessment. Animals mush be removed from the property and put in a kennel.
6. Any occupant of a unit that created the need for additional cleaning will be charged $200.00 for the additional cleaning.
7. No boats, trailer or commercial vans are allowed to park in the main parking lot. Additional parking can be found on Hillside Avenue.
8. Any damage to the unit caused by moving furniture or movement of luggage or supplies that result in abnormal wear and tear will be paid for by the owner/guest.
9. Owners are responsible for the actions of their children and guests.
10. No unit inventory may be removed from the unit.
11. The Management Agent, law enforcement agents and nay contractor or workman authorized by the Management Agent, may enter the unit at any reasonable time for the purpose permitted under the terms of the Master Deed and By-Laws of the Association.
12. The common areas such as walkways, lawn areas and unit entrances may not be obstructed in any way by bicycles, baby carriages, swimming floats or any other items.
13. No signs may be posted.
14. No article may be hung or shaken from the doors, windows or balconies or placed upon the windowsills or balcony railing.
15. No owner or his/her children or guests will permit any noise to disturb or annoy the occupants of any other unit.
16. Pool and deck chairs should not be reserved with towels for any reason. Management has the right to remove towels if left unattended for more than one hour.
17. Riding bikes, the use of roller blades, scooters or skateboards is not permitted on the building walkways or pool area.
18. Bikes are to be stored in the bike rack and should be locked.
19. The feeding of birds from the balconies is prohibited.
20. The use of, possession of or storage of illegal drugs, firearms or flammable materials, such as gasoline, kerosene, naphtha, benzene, propane, fireworks to include sparklers and explosives, and articles deemed extra hazardous to life, limb or property within any unit is prohibited.\
21. Lock all doors and windows when the unit is unoccupied.
22. Car passes must be displayed at all times.
23. Any complaint should be made in writing to the Resort Office.
24. Luggage carts are not to be taken into the units
25. Day Pass Rules are strictly enforced as follows:
• Annual Association fees must be current
• Based on occupancy at PBS and at management’s discretion, owners and their guests will be issued day passes.
• PBS day pass members will have to make a reservation for the day they wish to come by calling the Resort Office (843)249-3591.
• PBS day pass users must check-out by 10:00pm
• Day Pass Users must leave their driver’s license at the Front Desk. Your license will be returned to you when you return the pool key.
• Based on occupancy at PBS and at Management’s discretion, day pass owners will be required to park in the Hillside Drive parking lot.
• PBS owners must be present with their guest(s) at all times.
26. All pool rules posted near the indoor and outdoor pool are to be adhered to by Owners and guest. Floats of any kind, including boogie boards are not permitted in the outdoor or indoor pool, with the exception of infant flotation devices.
